Building Permits

Before purchasing any of our quality structures, it is important to consult with your local township office to learn about the specific requirements for placing a shed, garage, or outdoor structure on your property. Local regulations may outline setback requirements and specify where the building can be in relation to front, side, and rear property lines, as well as utility easements. Because municipality rules and regulations vary, we cannot provide precise guidance on what may be required in your area.

We can provide building specifications and proof of insurance to assist you during the permit process. In certain townships and counties, we may be able to obtain the permit on your behalf for an additional cost; please inquire for details if you are interested in this service. Ultimately, the property owner is responsible for securing the necessary permit or arranging for this service. Sealed architectural drawings or visual drawings are available for an additional fee if required.

A nice flat surface is the best start for installing a shed. Dutch Home Outdoors can handle all of the details and prepare your site for your new shed alleviating you of all that work. Site preparation is an additional charge. Contact us for more details.

DIY Site Preparation Advice:

To prepare your site for the installation of your shed or outdoor structure, follow these steps:

  • Dig out the grass to a depth of 3 to 5 inches and create a level area that is 12 inches larger on each side than the size of the structure. This allows for proper drainage of rainwater from the roof.
  • Fill the prepared area with ¾-inch clean crushed stone to facilitate water drainage away from the building. Ensure the pad is level before proceeding.
  • If desired, you may lay down a weed barrier before adding the stone to help with weed control and improve stone stability.
  • A border made of 4×4 pressure-treated lumber, secured with rebar, can help contain the stone within the pad area.
  • Although concrete pads are an option, they are not required and typically not recommended, as they may prevent water from draining away from the structure.
  • If you prefer, our crew can install a pad site for you. Please consult with your salesperson about details and pricing.

Note: We do not recommend using cinder blocks as a base for your shed. Cinder blocks can lift due to ground freezing and thawing, resulting in an unlevel shed.

Before delivery, please ensure that the prepared site is accessible to our delivery truck, trailer, and/or shed mule. The driver requires at least 12 inches of clearance on each side of the building being delivered. It is essential that there are no trees, branches, shrubs, fences, or utility lines that could obstruct delivery.

Additional charges may apply on the day of delivery if extra time is needed to remove obstacles or to level the shed site. If you have any concerns, please contact us before placing your order; we offer free site checks, though some restrictions may apply.

If your site is not accessible, we can build your structure on site for an additional cost. Please note that our foundation and delivery personnel cannot be held responsible for ruts in the lawn during delivery, although every precaution will be taken to minimize property damage.
